Good News and Warning Advisory   If you're like many families, you're probably wondering just about now if you'll ever again be able to afford the first-class vacations you deserve. Well, here's good news and a warning. 

The good news is that you can save money buying a Disney timeshare resale. Owners get older, sick, divorce, pass on, and so forth. Many of the best buys are estate sales.

Here is the warning. As of January, 2008 there were over a hundred Web sites offering resale timeshare in one form or another. Many state Attorneys General and Licensing Board authorities are very concerned that some of the less than upright sales practices that plagued the early days of timeshare may now proliferate on the Web.

Several years ago I was contacted by the Department of Professional Regulation (DPR) for the state of Florida where I am a licensed real estate broker/Realtor, certified real estate instructor, and state certified contractor. I have been licensed for more than 25-years. The Florida DPR was routinely investigating timeshare resale companies on the Web to see if they were in compliance. Many are apparently not obeying the laws. 

I am in total compliance with all rules, laws, and regulations. I even post a hot link to the Florida Timeshare Act and revisions on my Resource Library page. You can jump to this important document at the bottom of this page when you finish the newsletter. The Florida statute is considered the model that most other states follow. I sincerely want everyone to know their rights and to be protected in their purchase, their right of cancellation, review of documents, disclosure of fees and assessments, and so forth.

"How I got my Nickname"

Writing is really an exciting, fun hobby. I've been fortunate, as E. Lee Reid, to have my articles appear in a variety of magazines ranging from Four Wheeler and Florida Sportsman, to Field & Stream….

It was while bouncing about in the brush doing research and photos for these articles that my friends nicknamed me Tropical Lee. I was deeply tanned and often wore a Panama hat. That, coupled, I suppose, with several rather dicey, real-life experiences in the Florida wilds, and offshore on the Gulf Stream.

Some Scary Moments...

...Like being in a twelve-foot fiberglass boat one night on the St. Johns River when it was attacked by a fifteen-foot alligator that chomped a hole in the boat's bottom near my feet.

...Or drifting all night five miles offshore in the Florida straits in a small, open fishing boat to take a photograph of a tag-and-release swordfish.

...Or being one of the first on the scene with a team of scientists from the Smithsonian during the suicide beaching of 200 Pilot whales at Ft. George inlet north of Jacksonville, Florida.

When friends yelled, "Hey! Tropical Lee! What's going on?" they really wanted to know. I made it my business to know where the action was.

What Concerns Us Today    A Gallup poll conducted in July 2006 found that most people are very concerned about, you guessed it, money. The single biggest reason by far that married couples fight is, right again, disagreements over $$$ money.

    Or, as one friend puts it, "My wife complains constantly because we don't have  enough money, and I complain constantly because we did...before the new mall opened!"

The same widely followed and respected July Gallup poll discovered that when people were asked what they "miss most that their parents had?" the big, overwhelming response was; "family vacations".

All of us are faced with a challenge as we enter the 21st century. In our high tech, sometimes hard-nosed world, we need high-touch, high-quality vacation time with our families.

Reliable Information Needed     We also need a foundation of reliable information to help us make fully informed, rational decisions about the vacations that are best suited to our family needs.

Only after a fully informed and rational decision can we then enjoy the deeply emotional, rewarding experiences of family vacations. We will then have eliminated spur-of-the-moment, often highly regretful and costly decisions, ruling the way we may waste scarce and important vacation budgets. I have really made it easy for you to enjoy your family's vacations, as you'll soon see.

Quality Vacation Time is an Absolute Family Must     The importance of wholesome recreation and taking regular, yearly family vacations cannot be overstated. The question of vacationing becomes not "if", but the "best way" for your family to pay for and enjoy a lifetime of vacations.

So-o-o-o Expensive!    Is purchasing a second home the answer to a quality vacation?  Maybe... for a very few, relatively well-to-do families who can afford $200,000 or more to purchase the home. Then they'll pay about $2,500 to $12,500 in yearly property taxes, insurance, and home maintenance.

Should we, perhaps, buy a few weeks of vacation time from a developer in the form of a timeshare or a vacation club?

Deeded vacation ownership from a developer might be the answer. But only if you have plenty of money and want to be almost certain of going to a specific resort at a certain time each year. Two weeks of prime time from a developer can easily cost more than $50,000!

In terms of points programs Disney Vacation Club Timeshares leads the way among the leaders in this newest form of vacation ownership. 

Disney timeshare points allow families maximum flexibility in where, when, how long, and in what size villa they will vacation.  The Disney timeshare points equivalent of one week of high time vacation in a Disney two-bedroom villa is about 250 to 450 Disney points, depending on the season. 

Maybe you should just make a direct call to a first-class resort that you've seen advertised in a travel magazine. Why not rent a holiday villa when you want it? Yes, that can work. But you'll pay retail rates; generally ranging from at least $850 to as high as $2,800 per week at many good resorts.

There is also another option. Unfortunately, far too many families rely upon staying with friends and relatives. Not a good idea. Your family needs vacation privacy. You owe it to yourself and your family to build those quality vacation memories.

There Must be a Better Way    There must be a better and more affordable answer. How can we take our families on regular, high quality, first-class vacations without breaking open the kid's piggy bank and busting the family budget?

How you buy and use a vacation depends on several factors specific to you, your family finances, and the present phase of your life cycle.

Anyone telling you differently is probably trying to sell you their vacation plan, rather than fitting the right piece into your family's vacation puzzle.

Influencing factors may include the number and age of your vacationing children, and also you and your family's psychological comfort relating to travel and risk taking.

You may eventually, for example, be "empty nesters", meaning simply that your children are grown. You may be quite wealthy and able to buy a vacation home anywhere in the world. But… your idea of a vacation blast might be buying a $750,000 Bluebird motor home, saying bye-bye to your friends for a few weeks, and trekking out across the country from sea-to-shining-sea on Interstate 10. You would be a true-blue Road Warrior vacationer.

Several other relevant vacationing categories relating to travel and risk include the Cautious Travelers, World Travelers, Home Bodies, and Medical Movers.

    The controlling factor of a vacation purchase will, however, always be money...how much cold cash is in the cookie jar

Genuine Vacation Value    Genuine vacation value is the best answer for the greatest number of families. What actually is "genuine value"? I am suggesting that saving money over developer prices, vacationing where you want, when you want, and for how long you want, in the size villa that fits your family size at the time, really is genuine vacation value.

Whether you're an "X" twenty-something, a betweener, a senior baby boomer, or super-senior, you deserve and should demand vacation value.

Value also means you should always pay wholesale, never pay retail, and always receive first rate goods. The real challenge confronting you when you want to buy anything wholesale, including vacations, is that you must have an ethical and totally dedicated, expert "insider" real estate broker working for you.
