.All stated fees include real estate taxes. Disney Vacation Club timeshare (DVC) annual fees must be paid each January, regardless of what month the owner's use-year starts. Thus, on a closing, the seller will have already paid the fees for the year and the buyer will reimburse the seller if the points are available to the buyer.

Closing costs  Disney no longer charges a transfer fee to record and register a new owner. Buyer's closing costs are $350 per contract Closing costs include a public records search, estoppels, and information from DVC that show any outstanding liens; deed recording.  Buyer's owner title insurance is by specific request and runs from $275 to $475 per contract. Any outstanding monies owed by the seller will be paid at closing from their proceeds.  

Need Help With Financing? Disney timeshare loans are not assumable. Many families use a home equity loan to make a purchase and write off the interest. Others get a credit card advance at a favorable rate. Some pledge securities or an IRA against a personal loan.

Disney has the first right of refusal (ROFR) on all contracts. Once a selling price has been agreed to by the seller and the buyer, and all parties have signed the sales agreement, it MUST be submitted to Disney Vacation Club timeshares. They have the right to purchase at the agreed-to price and review every contract in a formal committee meeting. Disney will not let anyone "steal" a DVC vacation package, so keep your expectations reasonable. We coordinate everything with Disney on their right of first refusal and you will have no extra work or time involved. We have no influence or say, however, in whether Disney will exercise their right or release the contract. In any instance where Disney elects to purchase the contract, the buyer will receive a full refund of their $1,000 escrow deposit.

The following Disney timeshare point packages are priced fairly and generally sell quickly, but you may make an offer moderately below the asking price. In the event of multiple contracts submitted at the same time, the seller may accept or counter on the contract of their choice. Full price contracts are time-stamped for each buyer to determine the eventual purchaser in the event of two or more full price contracts...the first full-price contract is the successful buyer (we have even had HIGHER than asking price offers from shrewd buyers who then are assured that they will be successful in their purchase).
